Many people invest in Real Estate (RE) using the “buy and hope” method. But for a Supply Chain Management (SCM) professional, RE is essentially a type of Strategic Inventory. If not managed correctly, this “warehouse” will suffocate your capital flow.
1. The 4-Stage SCM Model in Real Estate
To succeed in property investment, I apply a rigorous 4-step model similar to operating a commodity supply chain:
Stage 1: Sourcing
Don’t buy on emotion. “Source” based on data regarding infrastructure, legal status, and urban planning. A reputable “supplier” (developer) is the guarantee for the system’s input quality.
Stage 2: Valuation & ROI Analysis
In ERP, we calculate production costs down to the penny. In RE, you must calculate the Actual ROI after subtracting opportunity costs, interest, and taxes.
Stage 3: Management
“Dead” RE is RE that does not generate cash flow. How are you managing that asset? Leasing, commercial exploitation, or leaving it vacant? A high-liquidity asset is one that is well-operated.
Stage 4: Exit & Turnover Optimization
The sign of a great manager is knowing when to “Exit.” Don’t let your assets become “Slow-moving inventory.”
